RENTAL AGREEMENT
Effective immediately, as of 5:00PM Central Time, February 13, 2024, thebuilding (hall) of the Columbus Club Association of St. Theresa Council 2657(hereinafter, CCA) will not be made available for rent primarily for celebrations, dances, parties, or similar events at which most of the expected participants have not attained 21 years of age.
The undersigned individual and/or organization, desiring to rent the CCAhall, does hereby agree with the CCA Hall Rental Terms as follows:

Rental is based on an eight-hour usage, including completion of the Post-Event Checklist, and vacating the building, and must be completed no later than 1:00 A.M. The rental typically includes a set-up period and an event period.

RULES AND REGULATIONS.
The renter by payment of the security deposit or rental fee, and/or by listing an event, and/or by any actual use of the CCA hall does hereby:
(1) Admit and agree that the premises are in a tenantable condition and agrees that at the end of the use of the CCA hall that he/she will deliver up and surrender the premises, including the building and parking lots in as good condition as when received which includes returning the tables and chairs on their respective caddies as indicated on the caddies or in the Post-Event Checklist. Complying in detail with the Post-Event Checklist is the best way to avoid additional fees.
(2) Designate the end of use to be deemed to be no later than 1:00 a.m. which is strictly enforced.
(3) Acknowledge that the decoration of the CCA hall by any attachments to the walls, light fixtures, ceilings, windows, or any other portion of the building whatsoever is prohibited; that all decorations must be self-supporting movable objects; and that all violations of this policy may result in forfeiture of deposit and/or additional fees assessed.
(4) Agree to indemnify the CCA and hold the CCA harmless from all damages caused by the renter's acts or neglect, or those of renter's invitees or licensees, or other persons for whom renter is responsible. Renter shall forthwith repair such damage at his/her own expense, and should he/she fail or refuse to make the necessary and adequate repairs therein within a reasonable time after the occurrence of the damage, the CCA may, at its option, make the necessary and adequate repairs and charge the cost thereof to the renter, and the renter shall thereupon reimburse the CCA for the total cost of such repairs.
(5) Agree that if an attorney is employed to enforce or protect any claim of the CCA arising from this rental, rentershall pay, as the fee of that attorney, an additional sum amounting to twenty-five (25) percent of the amount of the claim, or, if the claim is not for money, then such sums as will constitute a reasonable fee, together with all costs, charges and expenses;
(6) Acknowledge that these provisions bind renter and his respective heirs, successors, and assigns. All the terms apply to any persons claiming by or through either party, including, but not limited to, receivers, trustees in bankruptcy and all other persons whomsoever.
(7) Acknowledge that use of the CCA hall for any function open to the public where admission is charged at the door is prohibited.
(8) Agree that smoking is prohibited in the CCA hall or within 20 feet of any doorway.
(9) Agree to hire one or more police officers approved by the Gonzales Chief of Police for event security as required by the President, CCA.
(10) Agree, if the event is sponsored by an organization, to provide the CCA with a copy of a liability insurance certificate providing liability coverage for the planned event in the minimum amount of one million dollars ($1,000,000) naming the CCA as an additional insured.
(11) Acknowledge that fog machines are prohibited because the sensitivity of the smoke alarm system could cause dispatching police and fire resources with violations resulting in forfeiture of deposit and/or additional fees being assessed.
(12) Acknowledge that photographic mats which affect the wax coating or color of the floor are prohibited.
(13) Acknowledge that concerts are prohibited.
(14) Agree that if minors are present, the individual or entity renting the building is responsible for providing appropriate adult supervision. Further, under no circumstances shall alcohol be consumed by anyone on the premises who is not of legal age.
FURTHER USE PROHIBITED.
The further use of the CCA hall shall be denied to any person who knowingly permits or allows any damage to be done to the building or the grounds thereof or wherein the conduct of any of those in attendance shall be contrary to good morals and decency.
OPERATION AND MANAGEMENT.
The operation and management of the CCA hall shall be under the direct supervision and charge of the President, CCA who is responsible to the Board of Directors, CCA.
CAPACITY OF BUILDING.
Renter is aware that the total capacity of the CCA hall is:
(1) Standing room only, no tables - 250 persons maximum.
(2) Tables and chair usage - If a maximum of 30 eight-foot tables is used, 180 persons maximum.
RENTAL RATE AND SECURITY DEPOSIT AND STIPULATIONS.
(1) Security deposit. of $300 is required to be submitted by credit card to reserve an event date. Applicants should go online to www.gonzaleskchall.com to investigate available dates. The security deposit is normally credited back to the credit card within one week of completion of the rental provided that the CCA hall is left in the same condition it was at the start of the rental. If the renter chooses to cancel the rental the following forfeitures of the security deposit will apply: (a) Within 30 days of the scheduled rental - $300; (b) 31-60 days - $200; (c) 61-90 days - $100. Cancellation prior to 90 days of the rental will not incur a cancellation charge. Cancellations must be requested and confirmed by email only.
(2) Rental fee. for an eight-hour period is $700 and is due seven calendar days prior to the event. Additional time for decoration prior to the rental costs $50 per hour. Additional time after the scheduled rental costs $100 per hour. These additions must be charged to the credit card at least the day prior to the rental. This rental fee entitles the renter to appropriate use of all unlocked rooms of the CCA hall. Use of tables and chairs, ice machine, kitchen cooler (right half), stove, griddle, and ovens and sinks are included. Tables and chairs are not to be taken outside the CCA hall. No food or grease is permitted for disposal in any sink.
(3) Stipulations. Renter is required to pick up trash on the floor and mop up spills. Mops are found at the outside rear of the building. All trash including food and grease is to be placed in plastic-lined barrels and the filled plastic bags deposited in the dumpster on the rear parking lot. The key for the dumpster is located to the right of the rear door above the light switch. Post-Event Checklists are located on the bar and kitchen counters and are not to be removed from the CCA hall. Failure to comply with the checklist will result in deductions from the security deposit ranging from $25 for small infractions to total loss of security deposit for major infractions. The cost for repairs to the CCA hall and its contents that exceeds the security deposit is the responsibility of the renter. See Rules and Regulations, paragraph (4) above.
By signing below, the renter states that renter is 21 years of age or older and that renter agrees to be bound by the above requirements..
